Drive north on U.S. 281 past Loop 1604 on a Thursday evening and something has quietly changed. The pad site at Stone Oak Parkway that sat dark for the better part of a year is packed. A new milkshake counter is drawing a line off the frontage road. A shell building near Encino Park has permits taped inside the glass. And the property owners' association just put its name on a Restaurant Week for the first time in its history.

Stone Oak has always had rooftops and rooflines. What it has not always had is a food scene that residents want to talk about at the neighborhood pool. That is the change worth naming.

The Corner That Used To Eat Its Tenants

The address 18740 Stone Oak Parkway has a reputation. According to the San Antonio Report, roughly 10,000 square feet of prime commercial space at that intersection has buried tenant after tenant for sixteen years, with Frida Mexican Restaurant & Bar shuttering after four years, CoCo Bongo lasting one, and Buckles & Buns, Drew's American Grill, and Watermark Grill folding after short runs. The most successful occupant, Reggiano's, closed in 2009 after a decade in 78258.

That is the graveyard Katerina walked into. And, at least through its first six months, it is walking out the other side. Katerina officially opened for business on Feb. 9, 2026, at 18740 Stone Oak Parkway, just off Loop 1604 and adjacent to the Stone Oak Plaza shopping center. On a visit shortly after, owner Dick Jones told the San Antonio Current the restaurant was already fully booked for Valentine's Day and for a wedding in its private dining room. For a space that has spent the last decade cycling through operators, "booked out" is the sentence residents have been waiting to read.

What Manzi And Carter Are Actually Cooking

The kitchen is the reason to pay attention. Chef Greg Carter has worked in Michelin-starred kitchens with Joel Robuchon, Bobby Flay, Thomas Keller and José Andrés, while Justin Manzi is a Culinary Institute of America-trained chef with experience at The Oceanaire Seafood Room, Morton's Steakhouse and Pig & Prince Modern Gastro Pub. Between them, they are running a scratch kitchen with woodfire steaks and rustic style pizza, making their own breads, butchering their own meats, and making their own pasta.

The menu leans upscale American with room for a weeknight visit. Starters include ginger soy Brussels sprouts, chili crunch calamari, and wood-roasted Wagyu meatballs, with entrees ranging from branzino with citrus vinaigrette to coriander-crusted duck breast, braised beef short rib, and Parisienne gnocchi. Desserts are made in-house, with a maple-peanut butter pie, German chocolate cake, and caramelized banana bread pudding. The front of house is not an afterthought either: Michael Conway, a North Side fixture with stints at Wildfish, Eilan Hotel, and J Prime Steakhouse, is director of operations.

The San Antonio Current, in its July 2, 2026 roundup of the season's twenty most notable openings, described Katerina as an upscale Americana takeover of the Frida space with a stunning new interior, wood-fired pizzas and a strong happy hour, and called it a good fit for Stone Oak. That is a rare sentence to see attached to this address.

The First Stone Oak Restaurant Week Lands This Month

The Katerina timing is not the only story. The Stone Oak Property Owners Association is running the neighborhood's first-ever Restaurant Week from August 8th to August 15th, inviting food and beverage businesses within the Stone Oak boundaries to participate with tasting menus, meal deals, or featured products. A digital Restaurant Week Guide featuring participating businesses is being posted on the POA site during the event.

For residents, that is a rare eight-day window when the neighborhood's operators are competing on menu creativity in a coordinated way rather than each running their own Tuesday promo. If the goal has been to nudge more chef-driven dining north of 1604, this is the mechanism.

The 281 Corridor Has Filled In

The Milkshake Factory is a 100-year-old chain known for handspun milkshakes with housemade ice creams and a large selection of handcrafted chocolates, now at 21025 U.S. Highway 281 N., #1314. For a neighborhood with a lot of after-practice traffic, the dessert flank has been shored up.

The froyo arrival is more of an event than the category suggests. 16 Handles' first Stone Oak-area shop is arriving at 22810 U.S. Hwy 281 N in late summer, with Texas filings showing the growing franchise will convert a shell building into an 1,800-square-foot shop, and construction beginning in late April. TDLR project timelines often shift without notice, so watch the storefront before you promise the kids a Saturday visit.

Stone Oak Mercantile Is The Pipeline To Watch

Further into the neighborhood, a mixed-use project is about to reset the everyday-lunch conversation. Stone Oak Mercantile will feature the Alamo City's first Crust Pizza Co., known for its tavern-style pies, along with new locations for Chick-fil-A and Black Rock Coffee, in a 57,673-square-foot project at Stone Oak Parkway and Canyon Golf Road with a central two-story promenade anchored by three pad sites.

Two details are worth pulling out. First, Crust Pizza is not a national chain the neighborhood already knows: it has been rapidly expanding in Texas and Louisiana since opening its first pizzeria in The Woodlands in 2011, specializing in Chicago-style thin-crust pies with a cracker-like crust and square "party cut" slices. That is a different pizza than the New York and Neapolitan concepts already scattered on 281. Second, Black Rock Coffee is a Scottsdale, Arizona franchise that made its San Antonio introduction in the summer of 2022, and its menu includes espresso and blended drinks with an unexpected array of syrups, including grapefruit, kiwi, and lavender. Between those two and the Chick-fil-A, the corner covers a school-run breakfast, a takeout weeknight pizza, and a fast lunch under one promenade.

According to LoopNet's listing, the center is now under construction with delivery targeted for summer 2026, described as a two-story mixed-use development with restaurant, retail and office space in the heart of Stone Oak. Individual tenant timelines will vary, but the shell is going up now.

A Resident's Cheat Sheet For The Next Six Weeks
